Practically unheard of a couple of years ago, we are seeing a lot of FHA and VA loans resurface.  FHA allows buyers to put down very little money and allows the seller to cover most or all of their closing costs and prepaids. 

The jumbo market has practically frozen up since non-conforming loans take sizeable down payments and cost several percentage points higher than a conforming loan.  Your selling situation is even tougher if you fall into this category.

YOUR AGENT IS EVERYTHING!  If you need to sell your Jacksonville real estate, it is crucial that you chose the right agent who KNOWS THIS MARKET, understands the dynamics of the market and can explain it to you clearly, and can help you get the job done.  Many agents have not adjusted to the reality of this market and are still trying to sell homes the old way.  The old way does not work.

Your Jacksonville real estate agent has to be willing to tell you the truth no matter how much it hurts.  You have to know what is going on in the market and act accordingly.  Do we get every listing because we tell the truth?  Of course not.  But when our advice is taken, the results defy the average results of the market...isn't this what you need?

Depending on your personal financial situation you may still be able to sell your home even if you owe the bank more than you will be able to sell your home for.  If this is the case for you, it is imperative that you work with someone that is highly trained in the art and science of short sales, a task that is very different from selling real estate in a normal or booming market.  The job  with a Jacksonville short sale transaction is tedious, time-consuming and very detailed.  Past success in a booming real estate market does not qualify one for this job since it requires a different skill set and degree of knowledge.
