What is a Durbin Crossing CDD fee?

Durbin Crossing Real Estate is in a CDD community.  Residents pay a CDD fee on their St Johns County Tax bill.  CDD fees are not ad valorem (based on the value of the lot), they are based on the size of the lot. They also pay a small annual HOA fee.

The bonds, unless later refinanced by the CDD or paid off early, have a maturity date of 2037.  The bond portion of the CDD fees for Durbin Crossing are as follows:

  • 43 foot lots - $1,341.89/year - par debt per lot $18,520.05
  • 53 foot lots - $1,578.69/year - par debt per lot $21,788.29
  • 63 foot lots - $1876.55/year - par debt per lot $25,899.29 
  • 70-73 foot lots - $2,133.61/year - par debt per lot $29,447.09
  • 80-83 foot lots - $2,419.86/year - par debt per lot $33,397.76

As of  2013 the operation and maintenance portion of the CDD fee ranges from $547.22 for a 43' lot to $986.83 for a 80'-83' lot.  This amount can change every year based on the operating and maintenance costs of the CDD and the O&M portion of the CDD fee will not go away even after the CDD bond is paid off.
